In Huntsville, roof damage has a season. The spring storm window from March through May brings most of the hail and straight-line wind claims we work, with a second, smaller round in November. This guide covers how to tell what’s actually wrong with your roof — leaks, missing shingles, sagging, condensation that masquerades as a leak — what’s urgent versus what can wait, and how the insurance side works in Alabama. It replaces a dozen shorter articles we’ve published over the years, all in one place.

Why Roofs Leak: The Six Causes We Actually Find

  1. Flashing failures — the #1 culprit. The metal around chimneys, walls, and pipe boots gives out long before the shingles do.
  2. Wind-lifted or missing shingles — one storm can break the seal strip; the leak may not show inside for months.
  3. Nail pops and improper fastening — often from a previous rushed install.
  4. Clogged gutters and valleys — water that can’t drain finds a way under the shingles.
  5. Skylight and penetration seals — every hole in a roof is a future maintenance item.
  6. Age — granule loss and brittle shingles eventually leak everywhere at once.

Is It a Leak — or Condensation?

Every winter we get calls about “leaks” that turn out to be attic condensation. The tell: condensation shows up as frost or uniform dampness on the underside of the decking during cold snaps, usually with wet insulation across a wide area. A true leak tracks to one spot and gets worse with rain, not with temperature. Condensation is a ventilation and insulation problem — fixable, and much cheaper than a roof. If your ceiling stains appear after cold nights rather than storms, start with our attic insulation service rather than a repair call.

After a Storm: The 20-Minute Homeowner Checklist

  • From the ground, scan for missing, lifted, or creased shingles and check the yard for shingle pieces or granule piles at downspouts.
  • Check ceilings and the attic (with a flashlight, after the rain) for new stains or damp insulation.
  • Look at soft metals — gutters, downspouts, window wraps. Hail that dents metal has hit your shingles too.
  • Photograph everything with your phone, dated.
  • Do not climb the roof, and be wary of out-of-town crews knocking doors after a storm. We’ve written about how to avoid a bad roofer — it matters most in the week after a hailstorm.

If you find damage, our storm damage team does free inspections and documents everything the way adjusters expect. For hail claims specifically, ask about the hail supplement process and our insurance claims help.

Sagging: The One Symptom You Never Wait On

A visible dip in the ridge line or a wavy roof plane means the structure underneath is compromised — saturated decking, cracked rafters, or undersized framing carrying too much weight. Unlike a small leak, sagging gets more expensive by the month. Have it inspected immediately.

Overlay vs. Tear-Off (Why We Won’t Nail Over Old Shingles)

Alabama code allows a second shingle layer, but an overlay hides rotted decking, doubles the weight, shortens the new shingles’ life through heat buildup, and voids or limits most manufacturer warranties. It also costs more later: the next crew tears off two layers instead of one. The few hundred dollars an overlay saves today is the most expensive money in roofing.

Repair, Replace, or Wait? Budgeting Honestly

Our rule of thumb: if the roof is under 15 years old and damage is localized, repair it. If it’s past 20 years or damage spans multiple slopes, put the money toward replacement instead of chasing leaks one at a time. Selling soon? A pre-listing inspection is cheap insurance — a documented, sound roof removes the buyer’s biggest negotiation lever, and in our market a new roof typically returns more in sale price and speed than almost any interior project of the same cost. Financing exists too; see roof financing options in Huntsville.

Frequently Asked Questions

Does homeowner’s insurance cover roof leaks in Alabama?
Storm-caused damage (wind, hail, fallen limbs) is generally covered; wear-and-tear and neglect are not. That’s why same-week documentation after a storm matters so much.

How fast do I need to act on a missing shingle?
Within a couple of weeks in dry weather, sooner in spring. One missing shingle is a $300 fix; six months of water intrusion is a decking repair.

Do you charge for storm inspections?
No — inspections and estimates are free, and we’ll tell you honestly if what you have doesn’t justify a claim.
